What is a Home Buyer Survey?

The RICS Home Buyers Report is presented in a standard format and covers the general condition of a property being assessed. The surveyor‘s main objective is to give a client his professional advice following an inspection of the accessible parts of the property.

The information contained in the report should help potential buyers make a reasoned and informed judgement on whether to proceed with a purchase or to re-negotiate the price. The Home Buyer report service therefore covers the general condition of the property and particular features which affect its present value and may affect its future resale. The report focuses on what the surveyor judges to be urgent or significant matters. In negotiations over price, significant matters are those which would need to be discussed before the final amount is agreed.

 

Who would need a Home Buyer Survey?

A Home Buyer Survey is ideal for more conventional residential property built within the past 100 years. It provides extensive information and is ideal if you are buying or selling a house, flat or bungalow, built from common building materials and in reasonable condition.

For properties over 100 years old, or those that have undergone a major extension/alteration, we recommend a Building Survey.

The Surveyor’s opinion both of the Open Market Value of the Property and of the Reinstatement Cost can also be provided within this Report (having an additional fee and must be requested).
